Residential facade trend: full aluminum panel+large glass

Architectural facades are constantly being replaced, and the development trend is becoming increasingly evident. In recent years, the concept of residential facade publicization has emerged as a popular trend in residential design. Although there is no strict definition or division in the market, the higher the wall ratio, the closer it is to public building, becoming the mainstream trend of luxury housing construction both domestically and internationally.

The public construction of residential facades is mainly reflected in the use of materials and facade design. The use of fashionable and simple materials for unified design and construction of facades basically adopts the form of "full aluminum plate+large area glass", which looks particularly like office buildings or hotel style apartments.

The Modra Parkside Apartments are located on the edge of a high-rise district, and their land has been idle and underutilized for over a decade, until MiCreek Real Estate discovered the development potential of this area and committed to creating a multi family apartment building.

Prior to this, Mil Creek Real Estate had developed eight "Modra" series apartment projects in the Atlanta market, including Buckhead Modra Apartments and Excellence Modra Apartments, and this project will be the ninth installment of the series.

The project is designed by Gresham Smith Architects, which combines the unique elements of the surrounding community with rich and comprehensive supporting facilities to attract various tenants. At the same time, it allows residents to fully enjoy the open views of the Atlanta skyline, Piedmont Park, and Stones Hill.

One of the most striking exterior designs of the building is the prominent sunshade eaves that span across the east facade. This overhanging eave not only defines a certain spatial range for the roof supporting facilities, but also breaks the heaviness of the Tenth Street facade as it extends downwards along the building.

The exterior facade of the building adopts the classic principle of facade composition, dividing the building facade into three sections in a golden ratio. Each section is further modified to enhance the overall level of the building facade, with a delicate and elegant base, a neat middle section, and a unified sign at the top.

The exterior facade of the building is mainly made of metal composite panels, and the windows are made of hollow Low-E glass. The segmented floor slab is a prefabricated and assembled composite floor slab made of white and coffee colored aluminum composite panels, combined and matched with geometric shapes of glass curtain walls. It has a straight and elegant style treatment, which is different from the simple treatment of other apartments.

Alkwasta Residence is located in Kadbostan, which used to be a summer villa area in Istanbul. Over the years, the community has undergone changes and has now become a peaceful residential area. Currently, Kadbostan and its surrounding areas are undergoing another round of renovation aimed at renovating old and weak earthquake resistant buildings.

The plot of land in Alc Vista is rectangular and located on the rear side of the main beach axis. Therefore, its broad facade faces a narrow street, while its narrow facade faces the busy traffic of Jemir Topzlu Street. In this context, the design of Alc Vista aims to inject modern architectural imprints into the area.

From the fourth floor to the top floor, the apartment overlooks the Marmara Sea and offers a panoramic view of Prince Island. Based on this, the building adopts a "front wide view" layout, with one household on each floor, a balcony and living room in the front, and a kitchen, bedroom, and bathroom arranged in sequence in the back.

The balcony with a narrow facade enjoys a sea view, and its shape is shaped by the dynamic variation of a vertical line that runs through the entire surface. The balcony retreats inward at the intersection with this line, and this dynamic design is reflected in the layout of each floor. Through this design, each floor has obtained a unique and distinctive floor plan, while the balcony space is not cramped and has sufficient usage range.

The broad fa ç ade is regarded as the "shoreline landscape" of Bostanch, and to soften its width, the design uses narrow vertical panels for segmentation, which run through the entire fourteen story building.

The exterior adopts mirror aluminum composite panels that can reflect the sky, as well as light and stone like Kale sintered flexible panels. To balance the height of the fourteen story building, horizontal mirrored aluminum composite panels will be used every three floors to separate the vertical panels.

The landscape of public streets is paved with grass bricks, and the building site is replaced with green plants instead of high walls that would bring a sense of oppression to the streets.
